Commercial Property California: Go For a Deal or a Buyer?

Commercial Property California - I was asked this question once: "Which one should I do first: Do I have to find a buyer or find a deal?" The question was answered later by Ron Legrand. He said that it is better to look for a deal first.

I owe Ron Legrand for what I have achieved today but I have to disagree with him. Based on my experience, it is easier to look for a house first before looking for a buyer. For those who are just starting out, I suggest that you look for buyers who are eager and qualified to buy a house. After that, know what they want and then start making deals on houses or properties that fits what your buyer's want.

By doing this, you minimize your risks. Your buyer gives you a down payment and you give half of it to your seller. In this way, you can close off a deal without even spending a single dime. In addition to that, you would have no holding cost because you sold a house even before you actually bought it.
